Our MHAPP Code of Ethics

All members agree to:

  • Adhere only to those selling practices which provide customers with a clear and definite understanding of their obligations to each other, and to always do business fairly and honestly.
  • Represent to the best of their knowledge the facts as to the general and specific conditions of factory-built homes.
  • Clearly express in writing the terms and conditions of all sales contracts, including warranty(s).
  • Undertake to provide the highest level of service at a reasonable cost to all customers.
  • Accurately and truthfully describe in all advertising, the product or service offered for sale and the terms under which it might be purchased.
  • Be dedicated to ensuring the relationship between the consumer, the show home centre, and the manufacturer is predicated on trust, value, service, and the quality of the product, which shall take precedence over all other factors in developing that relationship.
  • Cooperate fully with the MHAPP in verifying compliance with the spirit and intent of the Bylaws and Code of Ethics of the Association.
  • Avoid all conduct or practices likely to discredit or do injury to the Factory-Built Housing Industry and/or MHAPP members.
  • Operate to extend the effectiveness of the MHAPP by freely exchanging information, experience and research to improve the housing produced and delivered by the industry continuously.

MHAPP Membership Requirements

  • Shall be selling modular and/or manufactured homes
  • Shall have an on-site sales office
  • Shall be licensed and bonded where Provincial legislation requires
  • Shall provide third-party warranty or manufacturer’s warranty as per provincial legislation
  • Shall agree to remit housing assessment fees in the event the manufacturer of homes is not an Association member
  • Shall have a minimum of five show homes on the sales lot at any given time
  • Shall be encouraged to participate in Association programs and surveys as required
  • Shall be responsible for set-up, transportation, after-sales service and warranty
  • Shall abide by the Bylaws, Code of Ethics and Rules and Regulations of the Association
  • Encourage all sales employees to complete courses offered by the Association within one year successfully
  • Shall be licensed and bonded
  • Shall have an enclosed production facility with a minimum square footage of 10,000 sq ft.
  • Shall be manufacturing modular and/or manufactured homes
  • Shall provide a minimum 1-year warranty on homes or provide a third-party warranty as required by provincial legislation
  • Shall have a third-party warranty that complies with CMHC financing requirements
  • Shall submit housing assessment fees as set by the Board of Directors from time to time
  • Show Home Centres shall be members of the Association
  • Shall abide by the Bylaws, Code of Ethics, and Rules and Regulations of the Association
  • Shall be encouraged to participate in Association programs and surveys as required
  • Shall hold a current business license
  • Shall have a minimum of 15 sites available for rent or lease (occupied or unoccupied)
  • Shall provide third-party warranty or manufacturer’s warranty as per provincial legislation
  • Shall purchase a current Community Manual
  • Shall abide by the Bylaws, Code of Ethics and Rules and Regulations of the Association
  • Shall be encouraged to participate in Association programs and surveys as required.
  • Shall refrain from the usage of the word “trailer” and/or “mobile home” on all signage, business forms, and cards
  • Shall agree to have the member product available to be marketed in the development
  • Shall own or have an option on a piece of land to be developed for the installation of modular and or manufactured homes
  • Demonstrate intent to have a minimum of 15 sites for sale
  • Shall provide third-party warranty or manufacturer’s warranty as per provincial legislation
  • Shall abide by the Bylaws, Code of Ethics and Rules and Regulations of the Association
  • Shall be encouraged to participate in Association programs and surveys as required
  • Supplier:
  • Shall hold a current business license (where legislation requires)
  • Shall abide by the Bylaws, Code of Ethics and Rules and Regulations of the Association
  • Shall be encouraged to participate in Association programs and surveys as required
  • Shall be doing business with a member and/or Association in good standing in Alberta, Saskatchewan and/or Manitoba
  • Shall abide by the Bylaws, Code of Ethics and Rules and Regulations of the Association
  • Shall be encouraged to participate in Association programs and surveys as required
  • Shall have proper liability and cargo insurance
  • All equipment shall have current certification
  • Shall have a proper motor vehicle license classification and permits
